Our story

The bottleneck is orchestration, not capital.

For decades, the global development sector has treated land titling as a budget problem to be solved by donor capital and government programmes. Those efforts have produced real progress — and a stubborn 70%+ gap that refuses to close.

The reason is not that money or surveyors or laws are missing. They exist, in fragmented form. What is missing is a neutral platform that coordinates them on demand — with community-validated workflows, microfinance-backed unit economics, and a digital audit trail government registries can trust.

That platform is SpatialX. We are the digital connective tissue between landowners, licensed surveyors, microfinance lenders and government registries — the "Uber" of land registration, where every party gets paid, the title gets issued, and the audit trail is clean.

SpatialX F.Z.E. is registered in Ajman, United Arab Emirates (Reg. No. 51678), with operating subsidiaries planned for each market we enter. We operate as a buy-sell intermediary: revenue from project contracts and platform fees on the demand side, paid execution to our network of surveyors and field partners on the supply side.

The platform sits on a deep operational foundation. Our team has delivered the SLAAC programme in Uganda, holds active engagements with Ministry of Lands counterparts in multiple African jurisdictions, and works hand-in-hand with the VASTPOINT / Terra Vital consortium on the field-execution side.

We're now launching the first end-to-end pilot of the financed Land-as-a-Service model — 500 urban parcels in a single Ugandan district, in 2026.

Operating principles

How we make decisions.

Four commitments that shape every product choice, partnership term and field protocol.

Neutral by design

We are not a surveyor, lender or registrar. Our value comes from being trusted by all sides — so we keep the platform neutral.

Community first

A title is only meaningful if the community recognises it. Every workflow has a neighbour-witness and public-objection step.

State remains sovereign

Governments retain final approval authority. We accelerate, audit and digitise their workflow — we never bypass it.

Capital-efficient

Pilot before scale. Real unit economics before raising the next round. Lender first-loss protection before any external capital is at risk.

Pilot 2026

Uganda — 500 urban parcels, in 6 months.

Our first end-to-end demonstration of the financed Land-as-a-Service model. One district, one microfinance partner, a network of licensed surveyors, full government alignment.
